  • What kind of projects do Förme Luxury Lodges create?
    Whatever you need, we can design and build for you. An initial consultation usually allows us to scope out the location and make suggestions about the type of features that may be desirable. We build lodges for 2 main purposes: Either to sell directly or to rent as holiday lets. In either case, we can advise on everything - from acquiring planning permission, to designing, building, siting and even marketing the lodges to ensure consistent revenue income.
  • Will lodges add value to my land?
    Absolutely. The ongoing trend is much the same as the property market, with values for resale increasing. In addition, the rental revenue opportunity is ongoing, and our methodical approach to energy efficiency means significant savings on energy consumption.
  • Are Förme Luxury Lodges as durable as brick built structures?
    Absolutely. We begin with a solid and durable concrete base, onto which a timber built frame is added – sometimes with steel supports, depending on the design. Our lodges are strong, thoroughly insulated, and are hand-made off-site, and delivered in two sections on a sturdy long-life chassis ready for assembly at your location. Stringent regulations for safety, durability and strength are adhered to.
  • Do I need planning permission for lodges?
    Yes - to utilise lodges for sale or holiday rentals, your lodges must have the appropriate planning permissions. We can help guide you through the process to minimise the timeframe and improve your chances of obtaining planning if you haven't already done so.
  • What areas do you cover?
    We design and build luxury lodges in Lancashire, the Lake District, Greater Manchester and Cheshire. We will always consider projects further afield, please contact us for further details.
  • Will my lodges have to be passed for building regulations?
    We can advise on this when we meet you and undertake a site survey. Our lodges either meet or exceed all aspects of building regulation controls, but you don’t always require a formal application to be submitted, avoiding inspection by Building Control officials. Wherever building regulations are involved, we ensure that all standards are met and the relevant certification is acquired. Qualified experts carry out all electrical installations and our customers receive a Part P certificate. All buildings with 15 square metres floor area within 1 metre of the boundary of your land require fire spread protection measures. This information is included in our specifications.
  • Can you build lodges on a site with restricted access?
    As our buildings are pre-fabricated off site and flat packed, they are easily moved through limited access routes. Our site survey will determine how we plan to overcome any access challenges.
  • Who will build my Förme Luxury Lodges?
    Our expert, highly skilled team of employed carpenters, electricians and tradespeople carry out the build with minimal disruption to the highest possible standards of care and workmanship. No sub-contractors and nothing machine fabricated. When the build is complete, your lodges are thoroughly cleaned and the work area tidied – as if we had never been there, leaving you to enjoy your revenue opportunity. We can even help with interior design and layout, and all our lodges are supplied with full gas central heating and a range of appliances, even including a wine cooler.   • Can I arrange a free site survey?
    Absolutely. We offer complimentary site surveys to discuss your vision, take measurements, photos and gather all the relevant details that we need to design your dream lodges. Above all – we listen to what you want and may suggest preferable options and courses of action. We want to know everything important to you. Then we can create a unique bespoke design plan with wow factor, practical functionality, and any extras that can be added to make your lodges unique and somewhere that your guests will love to spend time in.
  • How can I see what they look like when finished?
    We offer a planning service with both overhead 2D plans, pen and ink visuals, 3D computer generated visuals and even an animated fly-through from your site entrance, up to the lodges. We do this so you can be involved at every stage and feel part of the design process. With us, you can feel assured of the finished look before we begin the foundation work.
  • Can you help with landscaping the garden area / pathways etc?
    Of course. We offer full hard and soft landscaping design and execution, paving, patio areas, fencing, Wi-Fi connectivity, exterior lighting and much more. We can even install Smart Home technology or link into your existing system to control heat, lighting, media and security.
  • What is included in the price?
    Everything that you need, nothing that you don’t. We provide you with a fully detailed and all-inclusive quotation, so you can see a breakdown of all the costs. Taking radiators as an example, we can offer a simple basic arrangement throughout, to stylish wall mounted designs which maximise space and are ultra-efficient. No hidden ‘extras’ – just all the information you need to make an informed decision about your lodges, plus an indication of the suggested rental revenue your site will generate.
  • Is your work guaranteed?
    Yes. All our lodges come with a ten year structural warranty, we also provide protection for your deposit payment.
  • Can you connect electricity and water supply to my lodges?
    Yes of course. Sometimes your on site supply may need modification and our qualified electricians will ensure that you are provided with a safe, effective and fully certified system. Water and drainage can also be linked to the main services at your home. Pumped waste systems are commonly used, providing your garden room with fully functioning toilets, sinks, showers and kitchen areas.
  • What type of foundations / footings do you offer and are they included in the price?
    Förme Luxury Lodges can recommend the optimum foundation system to meet your needs. We always assess the ground conditions on site and the surrounding area, taking into account trees and adjacent buildings. This is done at the initial survey stage. We typically use Jackpad footings, concrete pads, helical screw piles & concrete slabs.
